Here is a habit worth building before you pay a booking amount on any shop or office in Uttar Pradesh. Take the RERA number from the brochure, go to the UP RERA website yourself, and read the project page. It takes about fifteen minutes. Very few buyers do it.
This guide covers how to check UP RERA registration for a commercial project and, more usefully, what to actually look at once you are on the page.
Why RERA matters for a shop, not only a flat
People tend to link RERA with apartments. The Real Estate (Regulation and Development) Act covers commercial projects too, which means shops and offices in a registered project come with the same basic protections. The developer has to register the project, disclose approvals and timelines, and keep the registration details publicly available.
That public record is your best free tool.
UP RERA project search, step by step
Go to the official Uttar Pradesh RERA website. Look for the section that lists registered projects, usually under a projects or search menu. You can search by the registration number, or by district and project name.
Use the registration number. Names can be similar across projects and districts. Numbers are unique.
Once the project opens, you will normally see the promoter’s details, the project address, the registration validity period, and documents uploaded by the developer.
What to read on the project page
Check that the promoter name matches the company you are actually dealing with. If the brochure says one name and RERA shows another, ask why before going further.
Check the project address and land details against the site you visited. A registration for one plot does not cover a different plot next door.
Check the registration validity and the proposed completion date. These tell you the timeline the developer has formally committed to.
Look for uploaded quarterly progress updates if the project is under construction. Regular updates are a good sign. Long gaps are a question worth asking.
RERA registered commercial project in Greater Noida, things that should make you pause
A salesperson who cannot give you the RERA number in writing. A number that does not open any project on the portal. A brochure that shows more floors or a different layout than the approved plans uploaded on RERA. Payment requests that come before an agreement is signed.
None of these automatically mean fraud. Each one means you slow down and get written answers.
UPRERA number check for Kamakhya Crosswalk
Kamakhya Crosswalk, the hi-street market project at LS-01, Sector P4, Greater Noida, lists its UP RERA registration number as UPRERAPRJ547975/08/2024. You can enter that number on the UP RERA portal yourself and read the project page before any conversation about units or payment.
We would actually encourage it. A buyer who has checked the record walks into a meeting with better questions, and better questions lead to fewer surprises later.
A note on the rest of the paperwork
RERA is the first check, not the only one. You will still want to read the builder-buyer agreement carefully, understand the payment plan, and have a lawyer or a trusted advisor go through title and approval documents before you sign. RERA gives you a reliable starting point to build those checks on.
Understanding the documents uploaded on RERA
The project page often holds more than a registration certificate. Developers usually upload sanctioned building plans, land title documents, approvals from the development authority and details of the project’s bank account.
Read the sanctioned plan alongside the brochure. Count the floors, check the use of each floor and compare the location of your unit. If a brochure shows a shop where the sanctioned plan shows a corridor or a service area, that difference needs a written explanation.
Look at the declared timeline in the registration. If the brochure promises possession much earlier than the date filed with RERA, rely on the RERA date when you plan your finances. Delays are easier to manage when you planned for the formal date from the start.
Check whether the promoter has other registered projects on the portal and how those are doing. Completed projects with few complaints say more about a developer than any advertisement.
If anything on the portal confuses you, write down the question and ask the developer for a written answer. A developer with nothing to hide will usually be glad that a buyer has done this homework.
