Two shops in the same building can have the same rate per square foot and be wildly different deals. One sits on the main walkway with a wide front. The other hides behind a pillar near the service lift. Rate per square foot is a starting number, not an answer. If you want to know how to evaluate commercial property price properly, you need to look at what the money actually buys.

Start with the area you can use

Commercial property in India is often quoted on super area, which includes a share of corridors, lobbies, lifts and other common spaces. Carpet area is what you can actually use inside your walls. Under RERA, developers must disclose carpet area, so ask for it.

Carpet area vs super area is the first comparison to make. Two quotes with the same headline price but different carpet areas are not the same price at all. Divide the total cost by the carpet area to get a fairer comparison across projects.

Floor and frontage change everything

Ground floor shops usually command the highest price because they get the most walk-in traffic. Lower ground and first floor units can be good value if the building design pulls people to them, through escalators, lifts near the entrance or anchor tenants on those floors. Upper floors suit offices, clinics, salons and restaurants that customers visit on purpose.

Within a floor, frontage width, corner position, visibility from the entrance and distance from the lifts all matter. Pay more for what tenants will pay more for.

Work backwards from rent

Ask what the unit could realistically rent for. Talk to brokers, check what similar shops nearby are earning and ask tenants already trading in the area. Then work out the yield that rent would give you at the asking price.

If the yield looks thin even with optimistic rent, the price is probably high for the location. If it looks healthy with conservative rent, you may have found a fair price for a commercial shop.

Count every charge, not just the base price

Commercial property rate per sq ft in Greater Noida brochures usually covers the base price. On top of it there may be preferential location charges, parking, power backup connection, maintenance deposit, club or facility charges, taxes, stamp duty and registration. Ask for an all-inclusive cost sheet in writing.

The payment plan has a value too. A plan that defers a large part of the payment to possession, such as a 30-70 structure, can be worth more to you than a small discount on a down payment plan, depending on what your money could earn in the meantime.

Judge the project, not just the unit

A shop’s value depends on the building around it. Check the developer’s RERA registration, the mix of retail, food and office planned, the parking provision, the amenities and how close the project is to metro, main roads and residential catchments. A well-planned hi-street building can lift the value of every unit inside it.

Negotiate with facts

Once you know the usable area, the realistic rent, the full cost and the project’s strengths, you can negotiate on facts rather than feelings. Sellers respect buyers who have done the homework.

Compare projects side by side

The easiest way to stay objective is a simple comparison table. List two or three projects you are considering in columns. In rows, note carpet area, all-inclusive cost, cost per square foot of carpet area, floor, frontage, expected rent, payment plan, parking, amenities, distance to metro and RERA status.

Seeing the numbers next to each other quickly shows which deal is genuinely better and which only looks cheaper at first glance. It also helps when you discuss the decision with family or a financial adviser.

Do not ignore resale

Think about who would buy this unit from you in ten years. A well-located shop in a busy, well-maintained building is easy to sell. An odd-shaped unit on a quiet floor in a weakly managed project may take a long time to find a buyer. Paying slightly more for a unit that will be easy to sell later is often a sound decision.

Compare with Kamakhya Crosswalk

Kamakhya Crosswalk at LS-01, Sector P4, Greater Noida, is a UP RERA-registered hi-street project near Pari Chowk and a metro station, with retail floors, a food court, restaurants, offices and a rooftop restaurant. Ask the sales team for floor plans, current availability and a full cost sheet to run your own comparison.
